The Brief

As Gresham Technologies, a software company, came towards the end of their office lease, we were brought in to survey the workplace, evaluate the work required to meet their agreement and provide a clear route to handover.

What we faced was a high-spec office, fitted out to a very detailed standard. It included extensive M&E integration, bespoke lighting, high quality finishes, a complete kitchen install and a significant amount of fixed furniture – all elements that need to be carefully addressed to return the building to a condition suitable for re-letting to new tenants.

As with most lease contracts, there was a deadline. We were therefore tasked with delivering a controlled and compliant handback within these parameters.

The Solution

We started on site with a full survey to break down the works required into a dilapidation schedule. This meant the team were always aware of what was going on at all times. A dedicated project manager was also assigned to act as a single point of contact throughout the survey, planning and delivery.

The first phase of the office dilapidation was a strip out. This involved the removal of all the furniture, bespoke fit out elements and services without compromising the building’s fabric:

  • Full isolation and strip out of kitchen installation
  • Removal of air conditioning systems
  • Removal of bespoke lighting, desk power and data circuits

Following the removal, we moved to repairs and reinstantment. This included a full uplift of floor finishes across the space, refurbishment of access floor panels to reinstate usable condition and full decoration to return the workplace to a neutral handback standard.

The Outcome

The full programme was delivered in 5 weeks, ready as per the lease contract. The workplace was handed back to the landlord within these requirements, with all agreed-upon works completed and the space ready for new tenant occupation without further intervention.
